Is St. Johns County expensive compared with other Florida moves?
It is often priced like a high-demand school and beach county, not like an inland Florida bargain. Ponte Vedra and close-in coastal streets sit at the high end; farther inland and some newer villages can look more approachable until insurance and community fees are included. Compare monthly carrying cost, not only the sticker, and do not use last year’s blog post as a market report.

Relocators ask for a single number: “What does it cost to live there?” There is not one. A dune-adjacent Ponte Vedra house, a golf-course patio in World Golf Village, and a newer inland village can share a county name and nothing else about the monthly bill. The useful habit is to build a carrying-cost stack for a specific address, then compare that stack with the city you are leaving.
Housing is the largest line, and it moves. We do not invent MLS medians here. The living data page shows a Census American Community Survey snapshot for the county — median home value and household income from a public vintage, refreshed when the source answers. That is a wide-area picture, not the price of the house you toured on Saturday. A listing agent or a current market report can tell you what closed last month. Last year’s relocation blog cannot.
Florida’s missing state income tax is the number people remember from the first Google search. It is real. It is also not the whole ledger. Property tax resets at purchase; the seller’s bill is not a guide. Homeowners insurance in Florida has been volatile for years, and flood insurance is a separate policy. HOA dues and, in many master-planned communities, Community Development District assessments sit on top. Two similar floor plans a few miles apart can have very different monthly math once those lines are filled in.
Everyday costs are more ordinary. Groceries, utilities, and car ownership look like suburban Florida: you will drive, you will run air-conditioning for a long season, and you will notice Publix if you came from a city with more grocery competition. Remote workers should test internet at the address, not assume a county average. Households used to walkable transit cities should budget a second car more honestly than the first visit suggests.
The high end of the county — Ponte Vedra Beach, some oceanfront and Intracoastal streets — prices like a coastal amenity. Nocatee and other planned villages often look “more house for the money” until you add amenity fees. Northwest St. Johns can trade some of the brand-new story for a shorter Jacksonville commute and older trees. None of those sentences is a bargain rating. They are starting points for a spreadsheet.
If you are comparing St. Johns with Jacksonville’s Duval County, or with a Central Florida suburb, do not stop at list price. School demand, flood zone, roof age, and insurance quotes will rearrange the ranking. Get those quotes before you have a favorite porch. If the monthly number only works when you omit flood or CDD, it does not work.
