St. Augustine Beach

St. Augustine Beach is the county’s more casual shoreline: public beach access, a pier, and a mix of full-time residents and short-term rentals.

Feel. Casual beach town: condos, cottages, and a pier — more flip-flops than country club.

Commute notes. A short bridge ride to historic St. Augustine; Jacksonville is a longer northbound drive.

If your search started with “I just want to be near the water,” St. Augustine Beach is often the honest answer. It is smaller and less polished than Ponte Vedra, and that is the point for a lot of people.

Short-term rentals and storm exposure are the two conversations to have early. Ask what the street actually does in a king-tide week, not only what the listing photos show in March.

You will still drive for big-box errands and many medical appointments. Treat the beach as the lifestyle and the rest of the county as the infrastructure.
