Should we choose Nocatee, Ponte Vedra, or St. Augustine?
Choose Ponte Vedra if the beach and an older coastal canopy matter most; choose Nocatee if you want a master-planned village, pools, and a school-centered week; choose historic St. Augustine if you want a real downtown and can live with visitors. Plenty of households tour all three in the same trip and decide after dinner, not after a spreadsheet.

This is the triangle most out-of-state families draw on a napkin. All three names are in St. Johns County. They are not interchangeable.
Ponte Vedra Beach is the county’s best-known coastal address: pines, dunes, golf, A1A, and a shorter run toward Jacksonville’s Southside and beaches. It feels established. It often costs like it. Insurance and flood questions are part of buying near the ocean. If your week is “beach before breakfast” and you do not want to invent a downtown, this is the honest fit.
Nocatee is the master-planned counter-argument: trails, splash parks, a town center, and a calendar built around school and youth sports. If you have lived in a large Texas or Carolina village, the grammar will be familiar. So will HOA rules and, in many villages, CDD assessments. Construction still happens at the edges. School zoning is not the word “Nocatee” — it is a parcel on a district map. Walk the parks at pickup if you can. That hour tells you more than a brochure.
Historic St. Augustine is why a lot of searches start with the county at all. Cobblestones, the bayfront, Lincolnville, and neighborhoods that do not look like a site plan. You get restaurants and a sense of place. You also get tour groups, parking, short-term rentals in some pockets, and flood questions that a weekend trip can hide. Many residents live a few minutes west or on the island and treat the historic district as a habit, not a front yard. That hybrid is its own decision.
Commute rearranges the ranking. Ponte Vedra and the north county generally win for Jacksonville office parks and JAX airport. Nocatee sits in that north-county story with 9B and I-95 as weekday characters. St. Augustine is a longer drive to both, and a shorter walk to dinner. Remote workers can optimize for lifestyle; anyone on a 7:30 a.m. badge should drive the route twice.
There are other points on the map — St. Augustine Beach, World Golf Village, Julington Creek and Fruit Cove — and plenty of households land there after the famous three cancel each other out. SilverLeaf, RiverTown, Durbin Crossing, and Beachwalk come up constantly in local forums. We would rather you compare monthly carrying cost and an ordinary Tuesday than collect community logos.
