Where do people in St. Johns County actually shop?

Relocators ask for “the mall.” St. Johns County answers with a scatter of jobs: a Simon outlet center, a few Publix-anchored villages, a growing I-95 box cluster, and a historic street that sells jewelry and linen better than toner and youth cleats. If you came from a metro with one gravitational lifestyle center, the first month feels incomplete. The second month, you have a loop.

St. Augustine Premium Outlets sit at 2700 State Road 16, west of I-95 at exit 318 — the county’s actual concentration of brand-name stores. Simon Property Group, in a September 29, 2025 release covered by the Jax Daily Record, put the center at 85 stores and listed recent additions including Ulta Beauty, Journeys, and HeyDude, with food-court names Hotties Chicken & Shakes and JuJu Boba & Bites. An April 7, 2026 follow-up said Miss A had opened in January and Johnston & Murphy in March; The Children’s Place was planned without a published opening date. Treat the directory as a living list. It is still outlet shopping: parking is easy, the mix turns over, and it is not Jacksonville’s St. Johns Town Center.

World Golf Village covers the Tuesday version of retail — a Publix, services, the ordinary dry-cleaner-and-vet cluster — and sits a few minutes from those outlets. The louder new gravity is next door at World Commerce Center: Costco, Buc-ee’s, Bass Pro, Home Depot, and more boxes in review. That is regional shopping that also happens to be a traffic report. People who live in the golf villages now share a parkway with people who drove from Flagler and south Jacksonville for a pallet of paper towels.

Nocatee Town Center is the master-plan errand: groceries, casual restaurants, medical offices, and the shops you can bike to if you already live inside the gates. Community marketing has long used a “more than 120” stores-and-services figure; we will not audit the directory here. The relocator truth is simpler. It is excellent for the household that wanted the village to contain the week. It is not a reason to skip a Town Center trip if you need a specific national lifestyle store.

Ponte Vedra shops smaller and closer to the pines. Sawgrass Village, at A1A and PGA Tour Boulevard, is the Publix-and-boutique pattern: CVS, coffee, a handful of clothing and gift rooms, restaurants you will use after a school event. North-county households also use Durbin Park / Durbin Pavilion — Cinemark, chain dining, a Walmart Supercenter on Durbin Pavilion Drive — as the Jacksonville-line version of a Saturday. Further retail has been announced around that corridor, including a Regency Centers project that, as of mid-2026 developer comments, was still in the groundbreaking-and-permitting stage. Do not shop a rendering.

Downtown St. Augustine is the opposite job: pedestrian blocks, galleries, home goods, and the kind of store you remember after guests leave. Go on a weekday morning if you actually need to buy something. Peak-season parking is a plan, not an afterthought. It will not replace a Target run.

What is missing, compared with St. Johns Town Center in Duval County, is the dense open-air lifestyle set — the Apple-store Saturday, the national home and apparel stack that people name when they mean “we went to Town Center.” The Avenues is the older enclosed-mall backup. Many households keep both loops: county for groceries, outlets, and Costco; Town Center for the stores this county has not cloned. That is not a failure of St. Johns.
