What is actually being built at World Commerce Center?
World Commerce Center is a nearly 1,000-acre entitled mixed-use park at I-95 and International Golf Parkway, not a second downtown. Big-box retail is already a weekday fact. A permitted Walmart, an AdventHealth emergency-department review, and a large 2026 land sale for more retail are published plans — not opening-day promises. Housing nearby inherits the interchange traffic either way.

People fold World Commerce Center into World Golf Village the way they fold every new roof into “Nocatee.” They are neighbors, not the same place. The golf-and-residential cluster sits one story inland. World Commerce Center is the I-95 / International Golf Parkway / State Road 16 machine: a Development of Regional Impact that Steinemann & Company describes as 996 acres with entitlements for residential, office, medical, retail, warehouse, and hotel uses. You will feel it as traffic, as a Costco run, and as a changing job map — not as a walkable Main Street.
What is already on the ground is the part relocators should budget first. Buc-ee’s, Costco, Bass Pro Shops, and a Home Depot (Steinemann published an April 17, 2025 opening for that store) turned the interchange into a regional errand. Costco’s arrival was framed by the developer as on the order of 150 jobs. Ring Power, the Caterpillar dealer, is the industrial employer name the park’s own materials still lead with. St. Johns County’s economic-development pages list IGP/95 Logistics Park at World Commerce Center as light industrial and warehousing — a combined figure they publish as about 509,900 square feet. That is warehouse and flex product next to the highway, not a rumor of a tech campus.
Published plans are the next layer, and they are not the same as open doors. On January 21, 2026, the Jax Daily Record reported, St. Johns County issued an $18.65 million building permit for a 179,708-square-foot Walmart Supercenter at 150 Foundry Lane, including a garden center and liquor store, on about 21 acres south of Tocoi Creek High School. Site plans also showed outparcels and separate reviews that have included bank and fast-casual names, plus a Walmart fueling station in an application. The same article said signs were up and that there was no published timeline for opening. We will not invent one.
Healthcare is a letter-and-review story, not a hospital you can drive to today. AdventHealth bought land at the south end of the park (the Daily Record put the February closing at $13.4 million for three parcels). In January 2026 the paper said the county was reviewing plans for a 16,500-square-foot, 12-room emergency department with a helipad on 3.37 acres of a larger campus of about 21 acres. A December 20, 2024 growth-management letter, as quoted in that reporting, described an eventual intent for an 88-bed hospital and 80,000 square feet of physician office space. That is an intended campus. It is not an open inpatient tower. AdventHealth has also been building a separate off-site emergency department near State Road 207; do not merge the two addresses in your head.
Retail chapter two is Legends Landing and a February 2026 land sale. The Daily Record reported that Stiles, with Cantrell & Morgan and FCA Partners, bought more than 93 net developable acres across six parcels for $45 million, including a planned 40-acre mixed-use piece along International Golf Parkway. Conceptual plans have shown grocery, furniture, restaurant, hotel, and office blocks. News4JAX, on September 17, 2026, said development plans reviewed with the Daily Record identified proposed names including Trader Joe’s, Olive Garden, LongHorn, Hobby Lobby, Cheddar’s, and Floor & Decor, plus a large unidentified box. A Stiles principal was quoted saying an anchor had been identified but not named. The same story said a construction timeline and opening dates had not been confirmed. Treat those tenants as proposed until a permit and a fence say otherwise.
Hotels and speculative office towers show up in entitlement language and marketing brochures more often than in “open now” reporting. If someone tells you a particular flag or square-footage is “coming next year,” ask for the story, the permit, or the developer release. We will not fill that gap with a guess.
For housing, the meaning is practical. World Golf Village, the SR 16 corridor, and anyone who uses I-95 at this interchange inherit more cars on ordinary Tuesdays, not only on holiday weekends. That can be a feature if you want Costco without a Jacksonville drive. It is a cost if you bought a quiet street in 2018 and thought the parkway would stay a parkway. Jobs here look like retail, logistics, construction, and eventually more clinical staff — useful, not a substitute for a Southside professional campus. Drive International Golf Parkway at 4:30 p.m. before you decide the “convenient to I-95” listing is actually convenient. Questions about a specific rumor versus a permit are fair game for a note.
